		<title>People or Profit which comes first?</title>

		<content type="html"><![CDATA[Which comes first, people or profit? That is the biggest question that a buyer or seller has to get the "correct" answer too.<BR>&nbsp;Is the agent you will work with, in it for the money first or for making sure you get the best possible deal from start to finish? When I first started in Real Estate, longer ago&nbsp;than I care to think about, I always believed that this is a Service Industry first and that has been the way&nbsp;I have conducted myself whether as a builder, developer, negotiator, appraiser, broker, trainer or Sales Consultant. I have always put the person ahead of the profit. As a Real estate Consultant when showing properties to buyers I seldom look at the commission that is being offered for the properties I am showing. When you decide that you are going to buy or sell real estate be sure that you are convinced that the agents you interview with, and ultimately decide to use, are going to put your needs ahead of theirs and that&nbsp;they have the knowledge to do it.<BR>&nbsp;]]></content>

		<title>A Change in the market A GREAT BUYER and SELLER Opportunity</title>

		<content type="html"><![CDATA[We have heard it called all kinds of things bubbles, recession, correction and a host of other names are used to describe our current market condition, how about normal? The past several years have broken more tradition in the real estate industry than in the past, the uphill ride was longer than in the past but now we are normal. Homes in a normal market don't sell in a week&nbsp; or less, in a normal market just because your home is on the market for 2 weeks , 30 days, 60 days, 90 days, 120 days that is the market. Are we there to stay, the spring will be the best indicator to see if we stay in a normal market go back to a sellers market or fall into a really bad market, which I don't think will happen although I've lived through them. <BR>If you have lived in your home for 4-5 years or more, and have been thinking about making a move, this is your time! You should be looking at your possibilities and making that move before the market returns. If you are a first time home buyer its your time also. Granted its is harder to buy and sell but with an agent experienced in market shifts you can make a great real estate transaction now, possibly better than waiting depending on the details&nbsp;of your unique situation.]]></content>

<P class=MsoNormal style="MARGIN: 0pt"><FONT face="Times New Roman" size=3>Any one that has thought about buying new construction needs to get on the band wagon! With the tightening market builders are offering great deals! Going into the winter, have a market slow down, trying to reduce inventory, just a few of the reasons builders will stay at the table to make the deal. As a former home builder I know the in an outs of the builders business. If you think you want to buy a new home give me a call I want to talk with you, I know how to make the best deal for you, I know the little things that you need to know when starting the building process with a builder, things that they won’t bring up, things that can make the experience a pleasure rather than a nightmare.</FONT></P>]]></content>

		<title>Why stay in real estate</title>

		<content type="html"><![CDATA[<P class=MsoNormal style="MARGIN: 0pt"><FONT face="Times New Roman" size=3>People have asked me How have I stayed in the real estate industry for 34 years and the better question might be Why.</FONT></P>
<P class=MsoNormal style="MARGIN: 0pt"><FONT face="Times New Roman" size=3>The answer for me is simple, passion for helping people. I have often thought of myself as much as a consumer advocate as a real estate agent or builder or business owner. I remember when I was building new homes having a young couple come to my displays, go through and I could tell they liked what I had to offer. The lady said they would never buy another new home because the first home they purchased was a new home and the experience was a nightmare for them. I thought to myself what a shame, after hearing it from them, I heard it from others, I guess it was kind of like buying a new car, you pick out a color, then when you drive down the street it seems everyone bought the same color as you did, awareness is an interesting instinct. Anyway, I kept thinking to myself that just shouldn’t be, I was building in the upper price ranges of subdivisions at the time and I thought why shouldn’t people buying first homes have a good experience so when I went through some of my life changes, divorce etc., I decided to build entry level homes and I got the opportunity to see what those people were talking about. I entered a partnership agreement with another builder and I learned what it meant to buyers to have a “nightmare experience when building a new home. That is another story for another time, but I ended up legally removing my partner and then spent over $125,000 of my personal money trying to fix all of the mistakes my then ex-partner had built into the homes. Sometimes nightmares become learning experiences. Those kind of experiences tend to give me more passion to be able to help others with their real estate problems. I think another thing that has helped me stay in this business is always putting people before profit. I stay because I feel people deserve to have a fair advantage when entering the real estate arena and I have always sought to learn about my industry as I have mentioned before it took me years to feel I was qualified to help people with their real estate problems and I continue to learn about my profession, its is the only way to be able to provide people with the very best service possible.</FONT></P>]]></content>

		<title>Welcome to the Real estate cafe</title>

		<content type="html"><![CDATA[As I read the first post I realized I must explain. As you may have noticed I am not a good typist and I obviously am not good at running "spell check' so please excuse typo's most are close enough to figure out.<BR><BR>Things have changed in real estate over&nbsp;the years, decades etc. When I first got my license, we had to call other offices to see if we could pick up keys for the homes we wanted to show, go to all of the offices, pick up the keys take them all back and pull a 2 page contract out of my jacket pocket or for the ladies out of your purse and often times write the contract in the kitchen of the home the customers wanted to buy so you could take it back with the key&gt; And yes they were customers then because everybody represented the sellers and we were often times tagged as undisclosed dual agents but it was pretty much talk because no one knew how to represent a buyer back then, maybe some still don't today <img src="http://REALESTATEBLOGONE.COM/emoticons/sad.png" border="0" />. Anyone else out there have nostalgic real estate stories?]]></content>

		<content type="html"><![CDATA[This is my first attempt at blogging so please bear with me, it will get better as we go.<BR>Why real estate, well you see I've been in the real estate industry forever!!!<BR>How long is that, well this is a little known fact. Most believe that Moses had 2 stone tablets when he came down form the the mountain, actually there were 3, the thrid was my real estate license. (Not an original thought but I thought it funny <img src="http://REALESTATEBLOGONE.COM/emoticons/smile.png" border="0" />)<BR>I am always open for questions so please step up. Questions challenge me and I will be notgin but honest, I will share what I know or what I don't know.<BR>From a Realtors perspective my latest thought is what's the hurry? We are embracing technology by leaps and bounds and I ask myself why do we have to tlak on the phone, write a note in the palm pilot, drive, and look at the street guide, all at the same time!
